Victoria Suites – Room Hire & Subleasing

These Terms and Conditions outline the agreement between Victoria Suites and practitioners who sublease or use rooms within the suites. By booking or using a space at Victoria Suites, you agree to the terms outlined below.


1. Eligibility to Practise

Victoria Suites is intended for use by Allied Health professionals and other appropriately qualified therapy providers.

All practitioners are required to:

  • Hold current professional registration or accreditation relevant to their field

  • Maintain professional indemnity and public liability insurance

  • Provide evidence of the above upon request

Victoria Suites reserves the right to decline or discontinue bookings where these requirements are not met or where services are not aligned with the purpose of the space.


2. Nature of Agreement

Room hire at Victoria Suites is provided on a sublease / licence-to-occupy basis and does not constitute a commercial lease or tenancy.

Use of the space is limited to the dates and times agreed upon at booking.


3. Bookings & Fees

  • Room hire fees are charged per day, based on either casual or fixed ongoing agreements

  • Fees must be paid two weeks in advance, unless otherwise agreed

  • Prices are subject to change with reasonable notice

Failure to make payment may result in suspension or cancellation of bookings.


4. Security Deposit & Access

  • A $20 refundable deposit applies for keys

  • Lost or damaged keys may incur a replacement fee

  • Access is provided solely to the approved practitioner and must not be shared


5. Changes, Cancellations & Vacating

  • Changes to ongoing bookings require one weeks’ notice and are subject to availability

  • Fixed ongoing agreements require four weeks’ written notice prior to vacating

  • Casual bookings may be cancelled with reasonable notice; late cancellations may incur fees


6. Use of the Space

Practitioners agree to:

  • Use rooms only for professional purposes consistent with their scope of practice

  • Maintain client confidentiality at all times

  • Respect shared spaces, noise levels, and other practitioners

  • Leave rooms tidy and secure after use

Victoria Suites is a first-floor space and is not wheelchair accessible.


7. Services & Inclusions

Room hire includes use of the furnished therapy space, shared waiting areas, utilities, Wi-Fi, air conditioning, and cleaning services.

Administrative support, reception services, printing, and client management are not provided.


8. Clients & Professional Responsibility

Practitioners are solely responsible for:

  • Their clinical work and professional conduct

  • Client safety and wellbeing

  • Record keeping and compliance with professional and legal standards

Victoria Suites does not provide clinical oversight or supervision.


9. Privacy & Confidentiality

Victoria Suites respects the privacy of practitioners and clients. Practitioners are responsible for ensuring client confidentiality within shared spaces.


10. Damage & Liability

Practitioners are responsible for:

  • Any damage caused to rooms, furniture, or shared spaces

  • Ensuring personal equipment is safe and secure

Victoria Suites is not liable for loss, theft, or damage to personal property.


11. Right to Refuse or Terminate Use

Victoria Suites reserves the right to refuse, suspend, or terminate access where:

  • Terms and conditions are breached

  • Behaviour is unsafe, unethical, or disruptive

  • Use of the space is inconsistent with its intended purpose


12. Amendments

These Terms and Conditions may be updated from time to time. Practitioners will be notified of any significant changes.
